The decision rule we actually use
Industry rule of thumb, and ours: repair makes economic sense while repair costs stay below roughly 30–40% of full replacement cost. Above that line you're paying replacement money for repair lifespan. But the ratio only works if you know both numbers — which is why every RCG roof assessment prices the repair scope and the replacement benchmark side by side, with photo and core-sample documentation you can take to your insurer or your board.
Three questions decide most cases:
- How widespread is the failure? One bad seam or flashing detail is a repair. Systemic seam failure, saturated insulation across multiple test cuts, or chronic ponding is a pattern — and patterns don't patch away.
- How old is the membrane? A 5-year-old TPO roof with a puncture deserves a repair. A 22-year-old EPDM roof with shrinkage pulling at every corner is spending its last winters.
- What's under it? Wet insulation kills R-value and rots decks quietly. If moisture scans show saturation, "repair" is cosmetic — the water is already inside the assembly.

A 20,000 SF warehouse roof, in other words, is roughly a $110K–$200K replacement decision depending on system and tear-off — which is why a $15K–$40K repair-and-maintain program that buys five more years is often the right capital call, if the assembly underneath is dry.
What our freeze-thaw climate does to commercial roofs
Northern Kentucky and Cincinnati roofs cycle through freeze and thaw dozens of times each winter. Water finds a seam, freezes, opens the seam wider, and invites more water — so small membrane defects compound faster here than in stable climates. The local failure patterns we find most: ponding water at deflected deck areas and clogged drains; seam and flashing failures at parapets and RTU (rooftop unit) curbs; EPDM shrinkage at corners and penetrations on older roofs; and punctures from trade traffic around mechanical units. Half of these start as maintenance items — which is why the cheapest roofing decision most owners can make is a standing inspection program that clears drains and scuppers and walks the curbs twice a year.
Repair, restore, or replace — the middle option
Between patching and tearing off sits restoration: reinforced repairs at every failure point plus a fluid-applied coating over sound membrane. Done at the right time — before insulation saturates — restoration extends service life at a fraction of replacement cost and can often be treated as maintenance rather than capital expense. Done too late, it's money sprayed over wet insulation. The moisture survey decides, not the sales pitch.

Roof work over an occupied facility means: staging and tear-off scheduled around your operations, protection for inventory and equipment below, coordination with tenants on noise and access, and OSHA-compliant fall protection and site control the whole way — the same operations-first discipline we bring to interior renovation. Insurance and documentation
Storm-damage claims live or die on documentation. Every RCG roof assessment produces dated photo documentation, core samples where warranted, and an itemized repair scope — the package your adjuster actually needs. We don't inflate storm claims; we document what's real, which is also what keeps claims from stalling.
