    Turf-type tall fescue (TTTF) and 90/10 TTTF/Kentucky bluegrass blends are the standard for commercial work in the Ohio Valley transition zone. Per Ohio State University Extension and University of Kentucky AGR-52 guidance, K-31 forage tall fescue is not appropriate for commercial landscape — it's a cattle pasture variety, coarse and light green, and has no place on a corporate campus or visible commercial property. Zoysia for specific applications (athletic fields, high-heat exposure). Bermuda is generally not appropriate for our latitude.

    Commercial sod runs roughly $1.00–$2.50 per square foot installed including subgrade prep and topsoil. A 20,000-SF commercial sod install typically falls in the $25,000–$45,000 range. Sites with extensive subgrade issues (heavy compaction, poor drainage, contaminated topsoil) cost more because the prep work expands.

    For large-area scopes (typically 5+ acres) where sod cost is prohibitive, yes — hydroseed with proper tackifier and fertilizer slurry. Hydroseed is materially less expensive than sod per square foot, but establishment is slower (60–90 days to mow-ready vs. 14–21 for sod) and the first-mow timing is critical.

    Standard commercial sod establishment warranty runs 60 to 90 days, contingent on owner watering compliance per our written instructions and reasonable weather conditions. Per UFGS 32 92 23 conventions, the warranty does not cover damage from a separate maintenance contractor, vandalism, lack of irrigation operation, or extreme drought — those exclusions are industry standard. We warrant our installation and the sod product itself; the property owner or maintenance contractor is responsible for first-year watering, mowing, and care.

    Sod is typically installed at the end of the landscape sequence — after grading, topsoil placement, planting beds, and any hardscape edges are complete. We coordinate the sod scope with the broader landscape install (when bundled under a single RCG contract) or with the GC's schedule (when sod is a discrete add-on at substantial completion). Owner-provided irrigation, if present, must be commissioned and operating before sod arrives — a 24-hour delay between commissioning and install is fine; sod installed before irrigation is fully operational typically fails establishment.
